Design-Build

The MKS approach to Design-Build delivers your building in the most economical and effective way possible. The Design-Build team’s unified approach under a single contract works closely with you to provide design and construction services. This presents to you one entity, one contract, one unified flow of work from initial concept through completion. Other terms for Design-Build are design/construct and single-source responsibility. MKS has successfully delivered superior projects to schools, health-care facilities, churches, industry, and others utilizing the MKS approach to Design-Build.

 

Construction Management

Construction Cost Management is a fee-based service in which the MKS is responsible exclusively to you and acts in your behalf at every stage of the project. You, the owner, will control a separate agreement with a design professional. MKS will offer you advice, founded upon our years of building expertise, on matters such as:

 

Optimum use of available funds
Control of the scope of the work
Project scheduling
Avoidance of delays, changes and disputes
Enhancing project design and construction quality
Optimum flexibility in contracting and procurement.
Cash flow Management.

 

When we join the team early in the building process, MKS provides comprehensive direction in every stage of the project, beginning with the original concept and project definition, and concluding with delivery of your new building. As the building process moves beyond the pre-design phase, MKS’s ability to effect cost savings diminishes…it’s in your best interest to partner with MKS as early as possible.

 

As your Agency Construction Manager, MKS can represent you by assisting in the selection of the design team and construction team and provide management of the design. This minimizes “scope creep”, helping you stay within a pre-determined budget.

 

At every step MKS is involved, we add value to you by performing Value Engineering, Cost/Benefit Analysis and Best Value Comparisons.

Pre-Construction

MKS works diligently to establish your project’s success during the Preconstruction Phase of Services. Our relationships and expertise allow us to follow a process of customer-centered decision-making that keeps a continuous eye on the quality, cost and schedule of your project. In Pre-construction we control the multitude of variables in a manner that protects the integrity of your design, maintains the intended function of the facility, and maximizes your investment. One of our owners, Doug Kinder, will personally lead you through the Pre-construction process and will be supported by our Estimating and Project Management personnel.

 

Historic Preservation

The difference between a historic building simply being renovated and the architectural legacy of a structure being preserved and enhanced depends upon the craftsmanship and dedication of the professionals charged with the work. In buildings such as Indiana Tech’s Wilfred Uytengsu, Sr. Center, the seasoned craftsmen and professionals at MKS took ownership and became stewards of this university’s great architectural asset.

 

In every project requiring a resume’ of historical experience, MKS will work intimately with you, the architects, the engineers, and state and local preservation agencies to preserve the integrity your historic building. As successfully performed with the Indiana Tech center, we strive to strike a continual balance between traditional craftsmanship and innovative and sustainable technologies.

MKS is proud to be an authorized Varco-Pruden Pre-Engineered Metal Building contractor.

Maintenance

As a building owner, your facility must function at its highest level at all times. When a part of your building is “down”, production is down, as are your profits and efficiency. MKS can retain the building quality you require through our wide variety of building maintenance services. Whether your needs are specific, such as repairing an outside wall or restoring a loading dock, to comprehensive maintenance scheduling and implementation, the craftsmen at MKS are you partners. Our partnership with you could range from an annual service contract to one-time repair and maintenance services.

 

Our expertise and industry partnerships cover every aspect of you facility including mechanical, electrical, plumbing, HVAC, the entire building envelope, and other systems. Nearly 90% of the life-cycle costs of your building are after the construction is completed. Through ongoing maintenance, MKS assures your building continues to function in the most efficient and effective manor throughout it’s long life.

 

BIM

The MKS approach to Building Information Modeling (BIM) helps you generate and manage building data during your structure’s entire life cycle, but especially during the important construction phases. By using a three dimensional, real-time, dynamic building modeling software, we can work with you, your designers and engineers, and others to increase productivity in building design and construction. The process we use combined building geometry, spatial relationships, geographic information, and quantities and properties of building components, all tied together to provide you the best possible solution to your building’s immediate and long-term needs.

 

The basic premise behind the MKS approach to BIM is the ability to achieve building improvements by virtually modeling representations of the actual parts and pieces being used to build a building. This interactive approach provides a total, relational picture compared to more traditional computer aided drafting which uses a series of vector file-based lines that combine to represent objects independent of other building elements.
