What are the steps in building a new office, plant, etc?

Step 1: Finding an affordable plot of property that will encapsulate your current and future needs.

MKS can help in assuring the property being considered will in fact accommodate your current and future needs from a total acreage standpoint. MKS can review the existing zoning, topography, investigate existing soil conditions, investigate IDEM issues, evaluate on and offsite utilites and give PROS vs. CONS for a particular plot of land.

Step 2: Programming: Program building and site as a team with owner to culminate with a floor plate and schematic site plan.

MKS will work with owner to fully understand its operation in order to appropriately program building spaces and site (utilities, parking, Equipment, etc). MKS will make contact with local authorities (planning, utilities, IDEM, etc), provide schematic budget at this time to ensure owner can in fact afford the initial program.

Step 3: Design Development: Design components of site and building with direct input from owner.

MKS will ensure constructability as project moves thru Design Development and MKS will also ensure budget is maintained.

Step 4: Construction: Start and complete construction.

MKS will manage project from all aspects (schedule, quality, safety, cleanliness)

Step 5: Owner Turnover.

MKS will assist in commissioning of all systems ensure owner is trained on components of new facility, ensure accurate as-builts are recorded, ensure all government agencies are signed off, and ENSURE OWNER SATISFACTION!

All our projects have a site superintendent, a project manager, a general superintendent and on certain project a company executive reviewing project. That is 3 to 4 pairs of eyes reviewing quality, safety, and overall workmanship. We PRIDE ourselves on First Class Craftmanship and demand it from our vendors. In all cases one of the owners of MKS is intimately involved in our projects. Our team of field personnel is critical to the preconstruction planning and executes our plan second to none as well.
